The Situation
DCT found an old run down manufacturing facility in a Class A location in the Inland Empire West. Where few saw value in 193,000-square-foot building, DCT saw opportunity and moved in quickly to acquire the project at an attractive basis.
How DCT Helped
DCT used its expertise in ground up and redevelopment projects to identify what changes were necessary to make this a Class A facility. Within six months from acquisition, DCT had completely refurbished the property new store-front windows, refurbished lobby and office space, roof replacement, skylights, new drought-tolerant landscaping and a repainted interior and exterior.
With only weeks left in construction, Parker House Manufacturing was introduced to DCT. Parker House Manufacturing Company, a leading national wholesale furniture company, had decided to move their headquarters, and required a full service facility that would include corporate headquarters, showroom and distribution center.
A lease was quickly signed, a new Tenant had its ideal location, and the project was stabilized well ahead of anticipation.
The Results

DCT Industrial worked proactively with Parker House to execute a contract before construction was complete. The company took occupancy in the redeveloped facility in August 2011 with a five-year lease.
