Case Study: 22290 Hathaway Avenue, Hayward, CA
DCT’s Northern California team recognized that the way to add Class A product in the land-constrained Hayward submarket was to buy existing property and redevelop it. Pursuing an opportunity to create substantial value, DCT acquired an empty 394,000 square foot distribution building in March 2015 to do just that.
The redevelopment plan included reducing the building’s size by approximately 100,000 square feet to create space for modern-size truck courts, loading docks and trailer parking. The plan also included renovating the building’s exterior and interior as well as increasing the floor slab’s thickness to meet the floor load requirements of today’s sophisticated users.
Reflective of the rapidly growing e-commerce demand, a well-known global leader in logistics executed a full pre-lease of the building in April 2016. The customer needed space to expand within the market and DCT’s redevelopment project provided them with an ideal location, as the property is easily accessible to the 880 Freeway. Redevelopment began in February 2016 and is scheduled to be complete in early Q4 2016 with customer taking occupancy immediately.Back to all stories
