Position Summary:
Position provides support for the Vice Presidents of Property Management. Candidate’s primary responsibilities will include the day-to-day activities of property management to ensure a high-quality standard of operation at each property for which they are responsible.

Essential Duties:

Property Operations

  • Prepare initial annual budget drafts for all properties within region
  • Draft monthly variance reports for submittal to RPM
  • Print all month end reports for review
  • Draft month end Early Term/Watch list reports for RPM
  • Coordinate and obtain bids for vendor services at all properties, preparing contracts once vendor has been selected
  • Prepare for approval all vendor invoices and submit to RPM
  • Assimilate required information from appraisers, attorneys, auditors and tax consultants as requested by RPM
  • Maintain current information on Tax Spreadsheet
  • Maintain current information on all operational spreadsheets as requested by RPM
  • Visit properties and prepare issues list for corrective action. Follow through with coordination of repairs.
  • Assist with management of construction activities

Customer Service:

  • Review all leases and abstracts for familiarization and terms of lease agreement.
  • Conduct move-in/move-out walk throughs, preparing all paperwork; follow up on all noted action items.
  • Review CAM reconciliations and rent letters, making corrections where needed prior to RPM review
  • Maintain all vacant suites in a neat, clean and orderly manner
  • Resolve tenant complaints ensuring RPM is aware of issues and in agreement with resolution
  • Review delinquent receivables and direct stringent collection procedures based on company policies
  • Obtain all Certificates of Insurance for each Tenant, ensuring compliance and accuracy
  • Develop and maintain positive tenant relationships

Miscellaneous:

  • Coordinate documentation for due diligence, spearheading the execution of Estoppels, SNDAs, etc.
  • Other tasks as assigned by corporate or RPM

Required Knowledge, Skills & Abilities:
Position requires a Bachelor’s Degree in Business or a related field. Minimum of four years experience within property management required. Knowledge of principles and processes for conducting customer needs assessments, meeting quality standards for services, and evaluation of customer satisfaction required. Ability to develop strong interpersonal relationships with tenants, team members and vendors required. Superior verbal and written communication skills required. Detail–oriented with exceptional organizational skills and the ability to adapt to change required. Demonstrated ability to be articulate, polished and comfortable in a fast-paced environment required. Exceptional multi-tasking skills and proven ability to manage multiple projects, while under time and other constraints required. Expert knowledge of Excel, Word, PowerPoint and MRI or other accounting software required. Ability to travel required.
